Moisture control comes first
Mold can recur when the moisture problem remains. Tell the assessor about leaks, prior wetting and any materials that stayed damp. Surface appearance alone does not establish the extent of growth or whether hidden spaces are involved. Moisture assessment and drying may be part of the response.
Do not identify risk by color
A photograph or the color of growth cannot reliably identify a species or determine health risk. If you have health concerns, contact a qualified health professional. EPA guidance explains when homeowners should consider experienced professional help and why the size and cause of the problem matter.
Ask for the remediation approach
Discuss containment, protection of unaffected rooms, material removal, cleaning and disposal. Ask whether any testing is proposed, what decision it will inform and who performs it. Do not assume testing, a clearance report or rebuilding is automatically included in remediation.
Verify qualifications and the finish point
Check the business identity, applicable credentials and insurance directly. Agree on the written scope and completion criteria before work. Our contractor questions include independent verification and change-order decisions; they are not a certification of any provider.
Tucson context and official guidance
For weather and street-access considerations, use the Tucson property guide. A city name does not establish service availability. In a monsoon situation, review what to record about outdoor water entry.
Official resources
Resources support general guidance. They do not establish provider availability or endorsement.
